The Tower 8 development facing Franklin Street will continue the bench mark standards set in the fully occupied ANZ House (Tower 1) on Waymouth Street and the recently completed Ernst & Young Building (Tower 2) on King William Street.

The knowledge and experience gained from these two brilliant additions to Adelaide’s CBD skyline have been applied to develop the next 5 Star Green Star building (Green Building Council Australia) in both design and construction. Combining best practice design and sustainability principles, the Architects, Woods Bagot, have achieved a crisply detailed elegant building of some 31,700m² NLA, contemporary in nature but sensitive to its context.

The design proposes a two level basement car park, 12 level highly articulated component fronting Franklin Street, a 17 level component facing North and a central linking component that incorporates the core and egress stairs. Above the car park podium, Levels 4–12 will offer an average floor plate area of 2,130m² and Levels 13–17 are an average of 1,510m².

ESD priority objectives include energy efficiency and greenhouse gas emission reductions, water conservation and reuse, indoor environmental quality management and sustainable sourcing and use of materials, including recycling and waste management.

Subject to receiving Development Approval and obtaining an appropriate anchor tenant pre-commitment, at this stage construction is planned to commence during the third quarter 2008 and be completed around mid 2010.
